This innovative office building, in which J&S Engineers are involved, combines forward-looking green technologies with multifunctional ecological solutions. The building is designed not only as a workplace but also as a “power plant” that generates electricity and oxygen, purifies and reuses water, sequesters CO₂, and promotes urban biodiversity. Set for completion and operation in 2025, this project sets new standards for environmentally friendly architecture.

Integrated Constructed Wetland: Sustainability Meets Design

A key feature of the BW Green Building is the innovative Constructed Wetland (CW) developed by J&S Engineers. The system naturally treats the building’s greywater. The purified water is collected alongside harvested rainwater in cisterns and used for irrigating roof and facade greenery. This approach minimizes wastewater, utilizes excess nutrients from greywater to fertilize plants, and cools the building through evaporation, improving the urban microclimate.

The Constructed Wetland is not only functional but also aesthetically integrated into the building’s architecture. While designed to technical standards, it appears externally as an attractively landscaped terrace. “Our CW demonstrates how biological purification processes can be both visible and aesthetically incorporated into building design,” explains the J&S Engineers team. This integration combines efficiency with educational value, making environmental protection tangible for users and visitors.

Sustainability in Every Aspect

The BW Green Building adheres to the Active-Plus standard and aims for CO₂ neutrality. The facade and roof greenery contribute to improving the urban climate through evaporation and reduced heat reflection, while the breathable facade protects the building envelope from UV radiation and weathering. Daylight- and presence-dependent lighting and shading controls optimize energy consumption and efficiently utilize solar heat gains.

The use of environmentally friendly materials and resource-efficient operational concepts underscores the holistic approach. The building saves electricity, reduces waste, and promotes biodiversity through its extensive planting. A particular highlight is the high quality of stay: open interior spaces and green terraces create an inspiring work environment aligned with New Work principles. Additionally, the building integrates a daycare center, emphasizing its social and family-friendly character.
